To balance modern comfort with historic preservation, the key goals of this remodel were to refurbish where cost and design were effective, replicate where possible and update where necessary. Every area was evaluated to establish effective restoration costs while maintaining the historic design.

Great care was taken to restore doors, windows, floors, trims, soffits and hardware to maintain the character of the home and reduce the carbon footprint of the house. When restoration was not feasible, custom fabricated doors, windows, cabinets, soffits casings and trims were created to match the existing elements. 

To bring the home up to code and modern energy standards, low flow plumbing, low voltage lighting, energy star fans and energy star appliances were installed. In the new 2-car garage addition, the exterior of the home was built to match the existing home by custom built soffits, identical roofing and traditional garage doors.

This 7,000 square foot Kailua home is the perfect mix of sustainability and modern comforts. The previous house was deconstructed to reclaim lumber and other materials, and over 70 tons of foundation concrete was recycled in California. The construction materials include FSC Certified lumber, concrete columns and EAF (up to 96.4%) recycled steel.

Almost 100 windows and 70 Merbau plantation wood sliding/ pocketing doors maximize airflow and natural light. Additional lighting is provided through a hybrid Lutron/ Vantage system which utilizes low voltage, LED lighting. Much of the electricity is supplied by the PV system on the standing seam aluminum roof and an integrated A/ V system plays throughout the house, including the 80 foot lap pool and gym area. This stunning sustainable home reflects the best in Hawaii craftsmanship.

In recognition of Hawaii’s first home to be awarded in the Hawaii Built Green category

This Kailua sustainable construction is the first home in Hawaii to receive a Built Green Award. Combining moss rock, reclaimed shake siding, renewable lumber products and energy star windows with the highest quality craftsmanship puts this Kailua construction on a level all its own.
